Total Fitness Chester Resin Car Park Refurbishment

The Project

We were pleased to deliver this specialist refurbishment project for Total Fitness Chester, upgrading the existing car park surface with a new high-performance resin system while the facility remained fully operational. Working alongside BWP Building and Project Consultants, FC Workplace was brought in to manage a scheme that required careful planning, close coordination and a strong focus on safety throughout.

The existing surface had failed and was allowing water ingress into the structure below, so the objective was clear from the outset. The new system needed to provide a durable, waterproof and hard-wearing finish, while the programme itself had to be delivered with minimal disruption to gym members, staff and daily operations.

The Challenge

Completed over a 20-week programme across approximately 50,000 sq ft, the project involved the removal of the failed coating system and the installation of a new resin surface across the car park areas. The scheme covered two floors, which introduced added logistical complexity and made access, sequencing and traffic management especially important.

Because the car park remained in use throughout the works, the project had to be managed as a live environment with ongoing vehicle and pedestrian movement at all times. Daily coordination meetings were carried out with site management and client representatives to review progress, planned activities and site access requirements. Regular toolbox talks also helped reinforce site-specific health and safety procedures and working methods for all operatives involved.

The main package of works included external refurbishment works, decorating, shot blasting, groundworks, and drainage-related elements, all feeding into the successful installation of the new resin system. Careful phasing and close supervision allowed multiple activities to progress safely and efficiently while keeping disruption to a minimum. In a live leisure environment like this, really, the management side is just as important as the technical delivery.

The Outcome

The completed refurbishment at Total Fitness Chester has replaced the failed surface with a new high-performance resin system that delivers a durable, waterproof and long-lasting finish across both levels of the car park. The new surface not only improves day-to-day usability, but also provides important long-term protection to the structure below.

Alongside the technical performance of the installation, the overall appearance of the facility has also been significantly improved. What was previously a worn and failing surface is now a clean, professional and resilient environment better suited to the demands of a busy leisure destination.

Despite the challenges of live working conditions, public access, weather pressure and a tightly controlled programme, the project was delivered with a clear focus on coordination, safety and quality. The final result is a strong example of how carefully managed refurbishment works can add practical value, visual improvement and long-term reliability to a well-used commercial environment.
