Heywood Distribution Centre Dilapidations Project

The Project

We were pleased to deliver this industrial dilapidations project at Heywood Distribution Park, transforming Unit P17 into a fully upgraded warehouse space ready for modern occupier requirements. Working alongside Indurent and Black Cat Consultancy, Full Circle Workplace was brought in to manage and deliver a scheme that needed to move at pace while maintaining quality throughout.

The aim was to refurbish and upgrade the unit to a standard that met current industrial expectations, with a strong focus on presentation, performance and practicality. Projects like this can look quite straightforward on the surface, perhaps, but the reality is they demand careful coordination and disciplined delivery from day one.

The Challenge

Delivered over a 14 week programme across 34,000 sq ft, the project involved a wide-ranging package of refurbishment and upgrade works designed to improve both the condition and long-term usability of the space. From the outset, detailed project management procedures were put in place, with daily coordination meetings involving site management and key subcontractors to review progress and manage short-term planning.

The scheme included strip out works, internal and external decoration, groundworks, drainage improvements, flooring, resin flooring treatment, and a full loading bay overhaul and commission. With multiple trades operating in overlapping areas, the programme required strict sequencing, close supervision and clear communication at every stage.

Regular toolbox talks helped reinforce site-wide health and safety standards, while careful control over access arrangements, logistics and phased handovers ensured the project continued to move efficiently. In industrial environments, really, these details make all the difference between a smooth programme and one that starts slipping.

The Outcome

The completed project has delivered a fully refurbished and upgraded industrial unit in Heywood, ready to meet the expectations of today’s warehouse and distribution occupiers. Every element of the scheme was focused on improving the condition, appearance and functionality of the building, helping to create a cleaner, more capable and more commercially attractive space.

From the upgraded flooring and drainage works through to the improved loading bay and refreshed finishes, the unit now presents as a well-prepared and professionally delivered facility. Despite the constrained timeframe and the need to manage multiple overlapping trades, the project was completed on schedule and with a clear emphasis on control and quality.

The final result is a strong example of how a carefully managed industrial dilapidations project can add real value to a warehouse environment. It is not just about repair work or making good. Done properly, it gives the next occupier a far better starting point and helps the asset perform more effectively from day one.
